Welcome to the Planning Department

 


The Planning and Zoning Division is the branch of Development Services Department responsible for both long range and short range planning functions.  This department maintains and updates the Comprehensive Plan and Land Development Code.  

The Comprehensive Plan is the document that describes the Cities vision for future growth and spells out policies for future development in order to ensure orderly growth and the protection of the public health and welfare.

The Land Development Code contains regulations governing the development of properties within the city limits of Edgewater.  The purpose and intent of this Code is to promote and safeguard the health, safety, comfort and welfare of the public and to ensure that lands within the City of Edgewater are developed in a manner which is consistent with the policies and objectives of the City of Edgewater’s Comprehensive Plan.

Guided by these documents, the Planning Department processes requests for Site Plan Review, Annexations and Land Use and Zoning Amendments, Subdivision Reviews, Special Activities, Variances and Conditional Uses. 

Applicants wishing to submit requests for Site Plan Review, Subdivision Review, Annexation, and /or Comprehensive Plan and Zoning Map Amendments are required to attend a pre-application meeting.  Appointments can be requested by calling 386 424-2400 X 1502.
